An inspection is one of the most important steps when buying a home. During the inspection, you can expect the Elite Group to check the cooling system in your home. Cooling systems are expensive to replace or repair, so you should be aware of the condition of the cooling system in your home.

All Elite Group inspectors follow the InterNACHI, International Association Of Certified Home Inspectors, guidelines.

Here is what you can expect from an Elite Group Inspection :

The first step our inspector takes is to determine how the cooling system is running.

Secondly, we locate the cooling system thermostat and the cooling method, we may also include details of the systems key components.

During the third step here is what our inspector looks for:

  •    What may need to be fixed
  •    What did not work
  •    What our inspector did not have access to

Per the InterNACHI direction our Elite inspectors will not:

  • Dismantle the unit
  • Decide temperature flow, balance, distribution, size, capacity, BTU, or supply adequacy of the cooling system
  • Our inspectors do not inspect portable window units, through-wall units, or electronic air filters.
  • If the outdoor temperature is cooler than 65 degrees Fahrenheit our inspector will not test the unit.
  • If our inspector does not think the unit is safe to operate or damage may occur to the unit he or she will not inspect.
  • The inspection does not include calibrating the thermostat, clocks, programmable thermostats, or cooling anticipation.
  • Finally, our inspector will not test the electrical current, measure fluids and gases, or check for any leaks.

That is a lot of information! Here at Elite Group Property Inspections, we spend the time to make sure you understand every step of the inspection process. We have dedicated inspectors that can answer any of your cooling system questions. Call us today to make an appointment.
