The home inspection gives you the opportunity to learn as much as you can about the home before you make a commitment. You may not need to ask all of the questions listed below, but you do need to talk to your inspector and find the answers to things you’re unsure about. 

Consider asking the following questions: 

  1. Can you explain this to me? 

Chances are, there will be some aspects of the home inspection report that you don’t fully understand. Remember, a home inspection is a professional service. It’s normal to need some clarification! As soon as you receive the report, write down any questions you may have.

  1. How big of a problem is this?

Home inspection reports are very detailed. They contain many pictures and notes from your inspector. The amount of information alone can be unnerving, but try not to let it overwhelm you. With most homes, there are only a few issues that are considered significant problems – things that need to be addressed sooner rather than later, or things that might make a sale fall through. 

It can be hard to decipher which items are of serious concern and which are less worrisome. Ask your inspector! He or she will be happy to clarify.

  1. Do I need an expert to look at this problem?

Home inspectors are generalists. They know how to spot problems and potential issues, but they’re not required to know all areas of home repair. However, your home inspector can tell you if it’s a good idea for an expert to come in and examine an issue. For example, an electrician can diagnose electrical problems and give estimates on the cost of electrical repairs.

  1. Is this problem normal? 

All homes have their flaws, and your inspector can tell you if a problem is something you should seriously worry about or is simply a common issue. 

  1. Can you advise me on things that should be fixed immediately? 

Your inspector can tell you which areas of the home should be a focus. Serious structural or mechanical defects, for example, should be fixed before you move in.

Waiting too long for certain repairs can put you in a worse position down the road. There are certain issues that should be addressed immediately in order to avoid further damage and costly repairs.
